HOUSE RULES
1. Security Hold: A $500 hold will be placed on a major credit card prior to arrival to cover damages.
2. Occupants: Maximum 14 guests unless written permission is provided. Visitors count toward occupancy.
3. Parties/Gatherings: Large gatherings and events are strictly prohibited. Small gatherings must adhere to noise and occupancy rules.
4. Noise: Quiet hours are 10 PM – 8 AM. First violation incurs a $250 fee; subsequent violations result in immediate eviction without refund.
5. Parking: Max 6 vehicles. No oversized vehicles, RVs, or trailers.
6. Pets: Dogs only (max 2) with prior approval. Dogs must be housebroken, quiet, crated when unattended, and under 30 lbs. Unregistered pets incur double pet fees.
7. Smoking/Vaping: Strictly prohibited anywhere on the property. Violation results in a $500 fee and eviction.
8. Barbecue Grill: Charcoal grill provided. Use only in open areas, not under decking.
9. Fire Pit: Enjoy responsibly.
10. Late Check-Out: Check-out time is 10:00 AM EST. Late check-outs incur escalating fees:
- $50 for 10:01–10:30 AM
- $150 for 10:31–11:00 AM
- $300 for 11:01–11:30 AM
- $500 for 11:31 AM–12:00 PM
- After 12:00 PM: Full nightly rate + costs for guest refunds.
11. Refunds: No refunds for weather or events outside the owners' control.
12. Legal Fees: Guests are responsible for any legal fees incurred by the owners.

Cancellation Policy: Ninety-six percent (96.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.
